It can also represent a major change in someone’s life. Whether you are a first-time home buyer or have bought and sold numerous properties, home buying is a complex process that can feel overwhelming at times! Choosing to work with a highly qualified Realtor is the first step you should take to ensure that your personal and financial interests are protected at every step along the way. It is important to know that there is not a charge for my services as your buyer's agent. I earn my commission payment from the seller of the property when a transaction closes.

As a buyer’s agent, I work solely on behalf of the buyer to promote and protect the buyer’s interests with the utmost good faith, loyalty and fidelity. My job is to negotiate on behalf of the buyer and act as his or her advocate throughout the transaction. If you are local to Colorado Springs, I am happy to meet with you in person to discuss all the steps of the home buying process in detail as well as your needs and expectations from a home purchase. If you will be financing your home purchase, you will want to speak to a trusted mortgage lender prior to beginning your home search. A mortgage lender will help you determine what amount you qualify for, what your monthly payments will be, and what type of loan would work best for you. If you haven't already chosen a lender, I can recommend several local loan officers who specialize in Colorado Springs and the surrounding areas.

How do we find your perfect home? There are several important factors to consider when you begin the search to find the best home for you and your family. These can include price range, location, distance from work, school district, number of bedrooms needed, garage or yard space, square footage, style of home, accessibility, access to local entertainment or services and more. I will discuss your expectations and help you develop a list of the primary features you require in a home. We will use this list to customize an online home search that updates automatically so you are alerted whenever a potential home hits the market. Beyond that, I will personally look for additional potential homes for you on the Multiple Listing Service and advise you as to any suitable homes that may not yet be listed for sale. When you have found specific homes that you would like to see in person, I will schedule appointments for us to view the properties together so I can provide you with my professional opinion of each property.

Once we have found a property that you wish to make an offer on, I will research comparable properties that have sold recently and consult with you on a competitive and comfortable price to offer. Your offer may be accepted, countered, or rejected by a seller and I will advocate for your interests during any potential negotiations with the seller's agent. Due to the competitive nature of our local market, it sometimes takes more than one offer, on more than one home, to get a property under contract. My goal is always to find the right property at the right price for my clients. After you are officially under contract, I will help you schedule a professional inspection of the property to discover any potential repairs or issues that may need to be addressed. I will then closely monitor all remaining contract obligations and deadlines through closing to help facilitate a smooth transaction.

It is important to hire an experienced real estate professional to guide and advise you during each step of a home sale to protect and promote your interests throughout the transaction. My goal as a seller’s agent is always to help you maximize the monetary return on your investment while minimizing emotional stress! Just like buying a house, selling a house may represent a major change in someone’s life and I appreciate the personal conditions that my clients may be bringing into the transaction. I strive to employ competitive, proven selling strategies while meeting my clients’ individual needs and goals.

What Goes Into a Successful Sale of Your Colorado Home

At or shortly after our initial meeting, I will visit the house to be sold in person. I may make suggestions for you to consider before listing such as repairs, decluttering or minor updating. These small investments in curb appeal or staging can greatly increase your home’s appeal to buyers. We will work together to determine the best pricing strategy for your home and decide upon a listing price. After any work to the home has been completed, I will arrange and pay for professional digital photos to be taken of your home’s interior and exterior, featuring its strongest selling points. I will add your property to the Multiple Listing Service, where potential buyers and their agents can view it and schedule showings. I will place a RE/MAX sign on your property with my contact information and a secure lockbox so buyers’ agents can access the home for scheduled viewings. If appropriate, I may hold an open house where potential buyers can visit your property with or without their agent as well as promote your property on relevant social media marketing platforms.

Once your house is listed, I will receive and present any offers from buyers and advise you as to how to respond to the offer(s). You may wish to accept, reject or counter an offer and I will fully explain the pros and cons of every choice. I will stay in close communication with you with respect to any negotiations of the offer and stay available for any questions or concerns you may have. Once we are under contract with a buyer, I will keep you advised and reminded of important deadlines and your contractual obligations through closing.
